C&W Delivers Valuation Services for 8.2 Million-Sq.-Ft. Industrial Portfolio

The Challenge

Mirvac Industrial Trust required valuation services on 31 industrial assets located in Illinois, Indiana, and Wisconsin over a three-year period. Valuations were to be completed within a 30-day time frame in order to secure financing of the entire portfolio. The client required a seamless approach to the valuation process, from the distribution of critical property information to the final report delivery. The industrial portfolio consisted of over 8.2 million square feet, and ranged in size from 24,000 to over 1.3 million square feet. Local market knowledge, expertise, and real time information/data were critical to the assignment in order to meet the client’s expectations.


The Solution

Cushman & Wakefield’s Valuation & Advisory Industrial Practice group and Portfolio Services team worked in conjunction with our Capital Markets group to establish a collaborative and strategic response to meet the challenges of this assignment. The team was able to draw from our state-of-the-art technology platform and local industrial expertise within each of the respective markets to meet the timeliness and scope of the assignment. Additionally, consistent methodologies were implemented to provide the client with the highest quality reports.


The Result

Over the three-year span of the assignment, the Industrial Practice group has consistently met the client’s requirements. In addition, the quality of the reports and adherence to the client’s requirements has resulted in securing the financial arrangement for the foreseeable future. The valuations were also utilized to establish disposition strategies for approximately 50% of the portfolio over a three-year period. The financing restructure was critical to the assignment and Mirvac Industrial Trust acknowledged Cushman & Wakefield's timeliness and quality of reports.
