The property was close to 11% occupied with over one million square feet available, representing a large acquisition with significant leasing risk.
Our Capital Markets team marketed the property based on its core location: one-eighth mile from the full interchange of New Jersey Turnpike at Exit 12. We also highlighted the building's functional and flexible design and new-generation specifications (floor flatness, ceiling heights, ESFR sprinkler system, and designated trailer parking).
The process, which invovled 61 confidentiality agreements and 13 bids, concluded with the property's successful sale to KTR Capital Partners.
