Cushman & Wakefield announced today it has closed an 8,452-square-foot, 8.5-year lease with HGOR, an Atlanta-based planning and landscape architecture firm, at Two Live Oak, a 14-story, 279,143-square-foot office tower in the Buckhead submarket of Atlanta.
HGOR – which contributes to high-profile campus, workplace, community and urban design projects across the U.S. – is relocating its headquarters from the North Druid Hills area to the Class A Two Live Oak building, located in the heart of Buckhead at the northeast corner of Peachtree and Lenox Roads. The lease takes effect September 1.
David Shope, Leasing Director in C&W’s Atlanta office, represented landlord ND Properties, a subsidiary of TIAA-CREF. Brent Armstrong of The Armstrong Group represented HGOR.
“Cushman & Wakefield is very pleased to sign a long-term lease with this nationally-recognized firm,” said Shope. “The lease provides HGOR Class A space in a highly visible location in the center of Buckhead’s financial and retail district, in walking distance to Lenox Square and Phipps Plaza, two of the leading shopping centers in the Southeast, and to the area’s numerous restaurants and luxury hotels.”
HGOR is currently involved in a number of high-profile projects, including serving as the landscape architect for the $66.5-million College Football Hall of Fame under construction in the Centennial Park district of downtown Atlanta.
Two Live Oak is less than one-half mile from Georgia 400 and also provides convenient access to both the Lenox and Buckhead MARTA stations. The building features rectangular floor plates of 22,800 square feet, offering tenants flexible and efficient office design options.
The building currently has 100,000 square feet of available space, with the opportunity for signage rights. In addition to its access to the area’s unparalleled amenities, Two Live Oak also provides tenants access to the amenities at the neighboring Pinnacle office tower.
