ALPHAEON Secures Headquarters Lease at Lakeshore Towers

Cushman & Wakefield announced that ALPHAEON Corporation, a wholly-owned subsidiary of Strathspey Crown Holdings LLC, signed a 38,476-square-foot lease at Lakeshore Towers. The new lease at 18191 Von Karman Avenue will bring approximately 150 jobs to Orange County.

Chon Kantikovit and Russell Watts of C&W represented ALPHAEON, a leader in lifestyle healthcare, in the transaction. C&W’s Rick Kaplan, Greg Brown and Robert Lambert represented the landlord, Lakeshore Towers Limited Partnership Phase IV, and asset manager, SENTRE Partners.

“ALPHAEON executives chose to house the company’s headquarters in Orange County because of the deep employee talent pool that is available. There is a mature science, technology and medical community in Orange County, which will provide ALPHAEON the opportunity to recruit and hire some of the best talent in the field,” said Mr. Kantikovit. “After looking at several space options, Lakeshore Towers proved to be the best fit for ALPHAEON’s strategic operational and geographic objectives.”

Added Mr. Watts: “The project cycle time was very compressed. We effectively developed an acquisition strategy and then executed upon that strategy; finalizing building planning, lease negotiations and budgeting in a timely manner to meet ALPHAEON’s required timeframes. ALPHAEON is a very important client to us and as such, we did everything possible to find the perfect space to define its brand and image.”

Lakeshore Towers is one of the premier office parks in the Airport Area. It is centrally located within the Irvine Business Complex adjacent to the 405 freeway and within proximity of Interstate 5 and State Route 55. It features three Class A office towers with an array of on-site amenities.

“Lakeshore Towers is pleased to welcome ALPHAEON as a tenant. Now that the lease has been signed, the project has no additional full floors available, which is indicative of the improving economy and accelerating leasing activity in Orange County,” said Mr. Lambert.

ALPHAEON plans to occupy the space by June 2014.
